1) Venterra is extremely organized (if done correctly by all staff members) in their make ready process such as the agent walk, then the TQMR process. They want to make sure every single detail of the apartment is ready for the resident at move in. 2) The WOW program for residents was awesome! 3) Employee portal was fun and kept you up to date, I loved being able to submit 'Better Ways', posting WOW stories, being able to look up employees and birthdays, etc etc.. 4) Annual Kick-off and award ceremonies 5) They were always doing fun contests for the employees and genuinely made work fun (so long as the manager was making it fun) Venterra's expectations are extremely high and it made me want to work hard and accomplish the goals I had for myself. Met a lot of great people and had a blast at company events.

During my time at Venterra it became very apparent that my RM was very, no.. EXTREMELY pro-manager. Even when she noticed things weren't being done the correct way. Venterra always encouraged us to talk to our leaders if we felt like something wasn't being done correctly, and when I brought things to my CM and my RM, they would brush it off and the RM would take the managers side. Because of doing this, I felt like things quickly went downhill for me. They made it seem like I was a problem child or something. I noticed them acting differently towards me, and quickly noticed that my hard work and promotions I felt I deserved were quickly overlooked. As with any company, politics and extreme favoritism became very visible. Another reason I decided to leave Venterra was the low pay. I did research and quickly found that the compensation I was receiving for my position was very low compared to others, not only that, but be careful because if you make ONE tiny mistake or human error, you will soon hear about it on your review and it will cost you a raise even if you did a million other things right. Don't get me wrong, you do need to earn a raise, but some of the things on evaluations were kind of absurd.

It's great that you had an opportunity to enjoy and appreciate all the great initiatives that set us apart from others in the industry, but we're disappointed to read about some the negative experiences that you had. While our management structure is setup in a way that concerns typically should go to an immediate supervisor, it's critical that everyone in the company have a voice and be treated fairly and without favoritism. A positive employee experience relies on us having individuals in management who understand this as much as it does on our managers being able to trust the information reported to them. Since no system is perfect, we've partnered with EthicsPoint so employees have an opportunity to anonymously report actual or suspected activities of misconduct, violations of the Associate Handbook or non-compliance of our Corporate Values. This allows us to quickly take action to address any concerns that employees feel might need to be brought up through a different means. While our expectations can certainly be high and our evaluations comprehensive, we have also made a Leader Promise to Celebrate Success and we will always aim to provide compensation that is fair and in line with the industry. While we have and will continue to take steps to improve our employee experience on these fronts and others, it's also important that we hear from current and former employees about how to make it happen. Venterra’s culture has shifted to a 'Just a Number' approach. The disconnect is most visible in how they treat on-site staff. Leadership pushes an 'Amazon-style' AI model and expects 24/7 dedication, yet the financial incentives are a shell game. Regular residents often receive better deals through move-in specials (like 8 weeks free) than the employees who actually run the building. Combine that with full-price amenity fees and rent increases that eat up every merit raise, and it’s clear the company no longer values its people. Talent is leaving because the math—and the stress—simply doesn't add up anymore. Leadership thinks we have 'nothing to do' while on-site teams are burning out and working late nights to keep up. Regular residents get better financial deals. A '1-2 months free' concession for a resident often equals or beats the total annual 'discount' given to employees. We pay full price for the 'Smart Bundle' and all amenity fees. They give you a raise and then immediately raise your rent. The money goes right back to the company. Over the last 2 years, the 'people first' vibe is gone, replaced by a cold, replaceable approach and a failed obsession with mimicking Amazon’s AI metrics.
